Construction Specifications
1. Scope & General
The following specification and provisions shall be adopted by the Second Party for the construction of Building No. ____________. All materials and workmanship shall conform broadly to CPWD/BIS standards unless otherwise specified and as directed by the Architect / Structural Engineer.
2. Structure

The structure shall be a combination of load-bearing and framed construction, earthquake-resistant as per the structural design prepared by the Architect/Structural Engineer.

Structural materials, reinforcement, and workmanship must conform to relevant BIS/CPWD specifications.
Main materials (indicative):

Cement: 53-grade, ISI-marked (e.g., UltraTech, JK, ACC, Ambuja, Binani).

Bricks: First-class, high-quality bricks.

Coarse sand: First-class (Badarpur/stone dust as specified).
-
Fine sand: First-class (Yamuna/Jamuna sand), free from dust and organic matter.

Stone aggregate: Hard, strong blue-coloured aggregate; 15–20 mm graded size.

Steel reinforcement: TMT/TO R bars (Kamdhenu or other ISI-marked), as per structural drawings.
Brickwork & mortar:

External/primary walls: 9" thick in cement mortar 1:6 (cement : coarse sand).

Partition/internal walls: 4.5" thick in cement mortar 1:4. Use coarse sand. For 4.5" walls, provide 6/8 mm steel bar reinforcement at every sixth course.
Plaster:

External/internal walls: cement plaster 1:6 (walls) / 1:4 (ceiling/RCC surfaces) as directed.
3. Foundation & RCC

Foundation base: Provide and lay plain cement concrete (PCC) 1:3:6 (1 cement : 3 coarse sand : 6 graded stone) with 20 mm graded aggregate.

RCC at columns & plinth: Grade RCC 1:2:4 with suitable reinforcement (ISI-marked TMT bars) as per Structural Engineer’s instruction.

RCC slab: Grade RCC 1:2:4 with reinforcement as per structural design.
4. Floor Height & Roofing

Clear floor-to-ceiling height: 9'-6" ± 3". Other heights as per local building rules and approved drawings.

Roof/Terrace: Top concrete roof slab treated as per design. Provide proper slope, two layers of leveling (approx. 150 mm total where required), 1st-class brick tiles laid on bedding and properly grouted. Provide waterproofing chemicals and finishes as required.
Waterproofing & external treatment:

Exposed external walls and terraces must receive quality waterproofing treatments (e.g., Dr. Fixit or similar approved compound), bituminous treatments or equal as specified.
5. Water Supply & Sanitation

Pipes: CPVC (ISI marked) for internal distribution; GI for external where specified (e.g., Jindal). Use approved fittings (Unik, Prakash, Supreme).

Sewerage: 6" PVC (Metro/Prakash or approved equivalent).

Taps & sanitary fittings: Jaguar / Kohler or equivalent. Allow approx. ₹20,000 per bathroom for fittings (subject to type / model).

WCs & basins: Parryware / Hindware / Kohler (wall-mounted options as required). Provision mounting limit approx. ₹12,000 per bathroom (adjustable).

Bathroom: At least one bathroom with full bath unit and shower panel on each floor.

Overhead tank: Sintex double-coated tanks (1,000 L) per floor placed on a cemented platform above terrace level. Terrace is not to be used for tank access except as specified.

Pumps: One common submersible pump for the building unless otherwise specified. Separate motors for lifts/parking as required.

Kitchen sink: Stainless steel double bowl (ISI mark) — approx. ₹3,000–₹4,000.

Water meters: Separate water meters for each floor installed at the stilt/parking area inside an iron meter box with shutter for security.
Other water provisions:

Granite counters near wash basins where possible. All bathrooms/kitchens to have three connections: tank (overhead), geyser, and direct (municipal) line. Provide geyser points and plumbing as required.
6. Electrical Works

Wiring: ISI-mark cables (e.g., Kalinga) — main line 10 mm²; power points 6 mm² / 4 mm² / 2.5 mm²; general points 1.5 mm² / 1 mm² as per load. Provide proper earthing and TV/telephone points in bedrooms, lobby, and living areas.

Switches: Modular (East-West / approved brand).

MCBs: Havells (or equivalent).

Light fittings: Concealed lights with CFL / LED fittings as per design.

Meters: 5 kW (per floor) connection; separate meter for common services (parking, lift, staircase). Elevator to have separate 11 kW connection if required. Meters to be housed in iron boxes with shutters.

Video door phone: Provide at each floor with automatic opening of main external gate from each floor (as per design).

Conduits: ISI brand conduits.

AC/generator/inverter: Provision of points for ceiling fans, exhaust fans, geysers, inverter, and split AC wiring in living/drawing areas.
7. Carpentry & Wooden Works

Door frames (Chaukhat): First-quality champ wood (6" x 2.5"), termite-treated.

Window frames: Teak/ivory-section frames as per design (3" x 1.5" typical).

Shutters: Flush doors with teak ply and teak veneer; thickness 32–35 mm as per design. External windows/doors to have jali / wire mesh as per safety requirements; provide SS wire mesh when required.

Almirahs: 8' almirahs in rooms with 19 mm commercial board (ISI), termite proof, teak/laminate finish. Shutter thickness 25 mm with veneer/mica finish. Internal lamination as specified.

Locks & fittings: Dorset / Godrej / Plaza / Royal (stainless/chrome/dull finish). Approx. ₹1,200 per set (indicative).

Hardware: Stainless steel handles, tower bolts, screws. Provide long chikanis (stays) on doors where required.
8. Gates, Railing & Grills

Main gates: Two gates (one small, one large) — SS304 finish with wrought finish as per design.

Railings: Front and internal staircase railings in SS304 and glass/wood elements as specified.

Iron grills: Provide grills on windows and ventilators facing front/rear — approx. ₹100 per sq. ft. (indicative).
9. Flooring & Finishes

Drawing/Lobby/Kitchen: Polished granite — up to approx. ₹100 per sq. ft. (specify grade).

Bedrooms/Bathrooms: Granite/tiles — up to approx. ₹150 per sq. ft.

Balconies: Front up to ₹100 per sq. ft.; rear up to ₹75 per sq. ft.

Stilt parking: Kota/granite flooring; walls with rustic tiles. Staircase: granite up to ₹80 per sq. ft. Kitchen stove slab: high-grade granite approx. ₹200 per sq. ft. (indicative).
10. Kitchen & Appliances

Chimney/hood to be provided — approx. ₹15,000 (indicative) for mid-range models. Final appliance selection and cost to be approved by the owner.
11. Ceramic & POP Work

Ceramic tiles: Imported tiles up to roof height in toilets — approx. ₹80 per sq. ft. with proper highlight trims.

POP: POP plaster and false ceilings in drawing room, lobby, bedrooms, and kitchen per the design.
12. Paint & Polish
-
Internal walls (drawing/dining/lobby): Velvet/smooth finish with quality base coats and texture as selected.

Other internal areas: Plastic emulsion finishes. Melamine finish for woodworks. Feature wall with texture paint or wallpaper — approx. ₹30–₹40 per sq. ft.
13. Passenger Lift

Make/Model: Otis / Kone / Schindler / Johnson (or equivalent) — automatic doors, 4–5 passenger capacity with Automatic Rescue Device (ARD). Exact model to be decided per lift load and shaft dimensions.
14. Miscellaneous & Safety

Provide MS safety jali at rear courtyard and a covered area for washing (tiled). Bathroom doors internally to be fitted with sun mica matching the tiles. Exterior window shades to protect from rain. All interiors/exteriors to be executed according to A-2/137, Paschim Vihar approved drawings.
15. Quality Assurance & Testing

All materials must be ISI/BIS certified where required. Carry out material testing (cement, steel, aggregates) as per the Structural Engineer’s schedule. Maintain test certificates and quality logs on site.
16. Approvals, Permits & Statutory Compliance

The Second Party shall obtain all statutory approvals and comply with municipal/DTP/DDA/other regulatory approvals as required. Any variation in local rules or additional charges will be communicated and accounted for as a variation.
